In this group case study, we examine seven mixed use developments from around the country that have a significant self storage component or have self storage as the primary use. We explore the strategies and decisions involved in each development, including programming, entitlement, financial and construction evaluations. We study the economic performance of self storage in direct comparison to both retail and office-warehouse uses, and we will show floor plans and photographs of successful projects. These case studies will hopefully provide a place to start that conversation as well as analytical tools to examine various design and financial solutions. After reviewing these projects in detail it will be clear how the self storage component of a mixed-use development can improve a project's return on investment, infill the less desirable land or building area, outperform retail or office-warehouse and provide a better overall solution for the local community.
